Don't build until housing starts are way down


I'll never build during a boom again. Attention to detail (by the subs and the GC) suck.

If you decide to move forward, prepare be a pain in their ass the entire process, or get stuck fixing a bunch of crap after the fact.

Don't let them know your drop-dead date for close, or they'll constantly tell you they can't fix crap they screwed up and still make the date. Be prepared to walk away if they don't fix everything important.

Do a soil test (independent of theirs) prior to pouring the foundation, depending on the geology of your area. Shrink swell is a pain to remediate... Good luck.
